Section 01What you are looking at

One standard, applied across every property type.

HDR on every shoot.
Not the upgrade.

This portfolio is a working record, not a highlight reel. Since 2020 we have photographed more than 250 properties across New York City and Baltimore, and the work below is a representative slice of what a listing looks like when it is shot in HDR and delivered on a real timeline. For the full set, browse our real estate photography gallery, organized by room and property type.

Every property here was processed in five-stage HDR. The light is even, the color is accurate, and the geometry is corrected so a room reads true to its real size. That is the point of HDR. A studio apartment should read bright instead of dim, and a brownstone should read as the size it actually is, not crushed by a single hard exposure. We cover the full property on every shoot, interior and exterior, with no minimum image count.

The work splits across six service categories. Each one solves a different problem for a different kind of client, and most listings use more than one. An agent might book photography and a 360 virtual tour together. A short-term rental host might pair HDR photography with a video walkthrough. A commercial broker might combine ground-level HDR, a 360 virtual tour, and aerial coverage on a single large property. The categories below explain what each one does and who it is for.

The constants
  • HDR on every shoot, residential and commercial.
  • 24 to 48 hour delivery from the shoot.
  • No photo minimums when we cover the full property.
  • Web-ready and MLS-sized exports in one link.
  • Local operators in both markets, not subcontractors.

HDR listing photography.

HDR listing photography is the foundation of every shoot we run. Each frame is captured as a set of bracketed exposures, then merged so the windows hold their view and the room holds its detail at the same time. Most apartments fight the photographer with mixed light: a bright window on one wall, a dim corner on the other. A single exposure forces a choice between a blown-out window and a dark room. HDR removes that choice. The image reads the way the space reads in person, with even light, true color, and corrected vertical lines. We shoot the full property, interior and exterior, plus the details that sell a listing, and there is no minimum image count. This is the work behind most of the residential tiles in the grid below.

360 virtual tours.

A 360 virtual tour is an interactive walkthrough a buyer can move through on their own time. It is not a video and it is not a slideshow. It is a navigable environment where a buyer clicks from room to room, looks up, looks down, and gets a real sense of how a space connects. That matters most for listings that sell or lease sight-unseen, and for buyers who want to qualify a property before they spend an evening on a showing. A tour holds attention longer than a photo set and pulls more committed showings, because the people who book a visit have already walked the floor plan. Every tour we publish includes six months of hosting on a public URL. We shoot tours for residential listings and for commercial spaces.

Category 03Aerial

Aerial photography & video.

Aerial coverage gives a property context that no ground-level frame can. From the air you can read lot size, show the relationship between a building and its block, and capture rooflines, waterfront, and surrounding landscape. Each aerial session includes two ready video clips and five HDR aerial photos, with airspace and permitting handled where required. Aerial is most useful on larger lots, single-family homes with land, waterfront properties, and commercial sites where the footprint is part of the story. Aerial is available in our New York markets only. Colin handles the drone work and the permitting across New York City and the surrounding area. The aerial tiles in the grid below are all New York shoots.

Airbnb & short-term rental.

We have shot more than 100 units directly for Airbnb. Short-term rental photography is its own discipline. The goal is not just an accurate listing, it is a listing that earns the click and the booking against dozens of similar units on the same platform. We shoot the whole unit, the amenities that guests filter for, and the exterior, with hospitality-spec HDR processing that keeps the space warm and legible. The workflow is built for portfolios as much as for single units, so a host with one apartment and an operator with fifty get the same standard and the same delivery window. A 360 virtual tour or a short video walkthrough pairs well here, because guests who can see the full layout before booking cancel less and ask fewer questions. The Airbnb tile in the grid is real short-term rental work.

Category 05Commercial

Commercial property.

Commercial work covers office, retail, industrial, warehouse, mixed-use, and venue spaces, and it scales up from there. Our first commercial shoot, in 2020, was a 20,000 square foot heritage facility at Weeksville in Brooklyn. We have shot commercial properties for owners, brokers, developers, and property managers since. Large spaces ask more of the camera and the processing: long sightlines, mixed industrial lighting, and footprints that a single set of frames cannot carry. We combine ground-level HDR, 360 virtual tours for sight-unseen leasing, and aerial coverage where the site warrants it. The commercial tiles in the grid below, including Life Storage in Brooklyn and HP Metal Fabrication, are real commercial shoots from this market.

Category 06Video

Video walkthroughs.

A video walkthrough moves through a property the way a buyer does, in one continuous take. We shoot in 4K at 60fps and cut the footage for listing platforms, social media, and broker reels. Where a 360 virtual tour lets a buyer drive the pace, a video controls it, leading the viewer through the space in the order that tells the best story about the layout. Video pairs naturally with photography on the same listing, so one shoot produces stills for MLS and motion for the feeds where buyers actually spend their time. The video tile in the grid is real residential walkthrough work.

Two markets. The same standard in both.

Local operators.
Not subcontractors.

The work in this portfolio comes from two markets, each run by a founder who lives and shoots there. We do not subcontract. The person who photographs your property is the person who processes it and delivers it.

New York City

Colin operates out of Brooklyn and covers all five boroughs, plus Long Island and Westchester. New York is where the company started in 2020, and it is where the full service set runs, including aerial. The New York tiles in the grid above cover residential HDR, 360 virtual tours, aerial, and commercial work from Brooklyn, Queens, and across the metro area.

Baltimore

Willis operates in Baltimore and covers Baltimore City and the surrounding Maryland markets. In Baltimore we shoot photography, 360 virtual tours, and video walkthroughs. Aerial is a New York service and we do not offer it in Baltimore. The Baltimore tiles above are real residential HDR and 360 work from the city.
