Section 02Step one

The brief: tell us what the listing needs.

The brief is the only part that needs anything from you, and it takes about five minutes. We need four things to schedule a shoot and send an accurate quote.

First, the property address, so we know the location and can plan access and parking. Second, the interior square footage, because our pricing scales by size and we want the number right before you book. Third, the services you want: photography on its own, or photography paired with a 360 virtual tour, video, twilight, or virtual staging. Fourth, your listing deadline, so we can schedule the shoot to land the delivery before the listing goes live. Send those by the form on this site or by calling or texting us, and we confirm a slot the same day and return a written quote within two business hours.

Section 03Step two

On site: we shoot the whole property.

One to three hours.
Interior and exterior.

When we arrive, we walk the property once to plan the shot list, then work room by room. We shoot every space that matters to the listing: living areas, kitchen, bedrooms, bathrooms, and the exterior. We capture the details that sell a property, from finishes and fixtures to the view through the windows. There is no minimum or maximum image count. We shoot what represents the listing well.

Time and access

A studio or one-bedroom is usually under an hour. A standard two or three bedroom runs one to two hours. A large single-family home, or a shoot with a 360 virtual tour and video, takes two to three hours. We need access to every room you want photographed, so confirm keys, lockbox codes, or a contact on site when you book.

For doorman or managed buildings, let us know about a certificate of insurance or freight-elevator booking in the brief, and we coordinate it ahead of the shoot.

Section 04Why HDR

What HDR is, and why it matters for a listing.

Room and window.
Both read correctly.

HDR stands for high dynamic range. The problem it solves is simple: a room and the view through its windows are lit very differently. A camera set to expose the room blows the windows out to white. A camera set for the windows leaves the room dark.

HDR fixes that. We capture several exposures of each frame, from dark to bright, then merge them so detail holds across the whole image. The room reads bright and true, and you can still see the view, the skyline, or the backyard through the glass. That is why HDR is the standard for listing photography rather than an upgrade. Buyers judge a listing in the first three seconds, and a blown-out window or a dark living room reads as careless. We run five-stage HDR on every shoot, never as an add-on you have to ask for.

Five-stage HDR processing on every frame.

A finishing process.

Processing is where a set of raw exposures becomes a clean listing image. Each frame moves through the same five stages, the same way, every time. This is what keeps a brownstone shoot and a studio shoot looking like they came from one photographer.

01 · Merge

Exposure merge.

The bracketed exposures, from dark to bright, are merged into one frame that holds detail in the shadows and the highlights at the same time.

02 · Tone

Tone mapping.

The merged frame is balanced so the room reads natural and even, without the flat or over-cooked look that sloppy HDR produces.

03 · Color

Color correction.

White balance is set so finishes, walls, and floors read true, with no yellow cast from interior bulbs or blue cast from window light.

04 · Geometry

Geometry correction.

Vertical lines are straightened so walls and door frames stand upright. A crooked frame is the fastest way to make a listing look amateur.

05 · Finish

Final finish.

A last pass cleans stray reflections and sets the export. 360 virtual tours are stitched and published to a hosted URL ready to drop into a listing.

06 · Export

Two sizes out.

Each finished image is exported web-ready and MLS-sized, so you have the right file for social, a brokerage site, and the listing portal.

Every photo is delivered in two sizes. Web-ready images are sized for social media, broker reels, and a brokerage site, where load speed and sharing matter. MLS-sized exports meet the upload limits and dimensions that listing portals require, so you are not resizing files at midnight before a launch. If you booked a 360 virtual tour, it is stitched and published to a hosted URL you can paste into any listing, and hosting is included for six months. Video walkthroughs are delivered cut and ready for listing platforms and social. If the listing is launching sooner than the standard window, a rush add-on from $75 moves you to same-day or next-day delivery when our schedule allows.

The single biggest factor in how a listing looks is how the property is prepared before we arrive. A clean, lit, decluttered space photographs far better and shortens the shoot. Use the checklist below before the appointment. We send a copy when you book, and we are happy to flag anything specific to the property.

  • Open blinds and curtains to let daylight in.
  • Clear floors of toys, shoes, and laundry.
  • Hide visible cords, chargers, and remotes.
  • Remove personal photos and small clutter from surfaces.
Kitchen, bath, exterior
  • Clear kitchen counters; put away dishes and small appliances.
  • Hide trash cans, dish soap, and sponges.
  • Clear bathroom counters; close toilet lids; hang fresh towels.
  • Pull cars out of the driveway and tidy the entry.
  • Stow hoses, bins, and yard tools out of frame.
