Second, the interior square footage, because our pricing scales by size and we want the number right before you book. Third, the services you want: photography on its own, or photography paired with a 360 virtual tour, video, twilight, or virtual staging. Fourth, your listing deadline, so we can schedule the shoot to land the delivery before the listing goes live. When we arrive, we walk the property once to plan the shot list, then work room by room. We shoot every space that matters to the listing: living areas, kitchen, bedrooms, bathrooms, and the exterior. We capture the details that sell a property, from finishes and fixtures to the view through the windows. There is no minimum or maximum image count. We shoot what represents the listing well.
A studio or one-bedroom is usually under an hour. A standard two or three bedroom runs one to two hours. HDR stands for high dynamic range. The problem it solves is simple: a room and the view through its windows are lit very differently. A camera set to expose the room blows the windows out to white. A camera set for the windows leaves the room dark.
HDR fixes that. We capture several exposures of each frame, from dark to bright, then merge them so detail holds across the whole image. The room reads bright and true, and you can still see the view, the skyline, or the backyard through the glass. That is why HDR is the standard for listing photography rather than an upgrade. Buyers judge a listing in the first three seconds, and a blown-out window or a dark living room reads as careless. We run five-stage HDR on every shoot, never as an add-on you have to ask for.
