The SoHo loft is the horizontal 16:9 cut, the shape the MLS and brokerage sites use. The three Baltimore walkthroughs are vertical cuts for listing feeds and social, and their horizontal versions come off the same footage from the same visit.

Section 01Why video sells a listing

Motion shows the flow a photo can't.

A photo freezes a room.
Video walks the home.

A real estate video walkthrough is a short, edited clip that moves through a property along a planned path, from the entry through the main rooms to the standout spaces, so a viewer experiences the home the way they would on a showing. A photo set shows a buyer what each room looks like. A walkthrough shows them how the rooms connect, how the light moves from front to back, and how the space feels to move through. That sense of flow is the part of a home a still frame can't carry.

Video earns its place because of where a listing gets seen now. Listing portals autoplay video at the top of a page. Social feeds reward motion with reach. A thumb moving down a feed slows on a moving image and keeps going past a still one, and that pause is what tells the platform to push the listing to more people. The video doesn't replace the photos. It works alongside them to hold attention and pull a serious buyer into the listing.

What video does for a listing
  • Shows how rooms connect, not just how they look.
  • Holds attention longer in a scrolling feed.
  • Feeds autoplay slots on listing portals.
  • Gives an agent a reel to build a personal brand on.
Section 02How we shoot it

4K at 60fps, shot in one continuous take.

One glide through the home.
No choppy cuts.

We shoot the walkthrough as one continuous take, gliding from the entry through the home along the path a buyer would walk. A single, stabilized move reads as calm and confident, where a clip stitched from a dozen short shots reads as restless. The footage is captured in 4K at 60 frames per second, so the image stays sharp on a large screen and the motion stays smooth instead of juddering through a slow pan.

4K also gives us room to work in the edit. We can reframe and crop a vertical cut for social platforms straight from the same footage without losing resolution, so one shoot produces both the horizontal listing video and the vertical reel. We grade the color to match the home as it reads in daylight, balance the exposure window to window, and set a pace that lets each room breathe without rushing the viewer through.

The capture spec
  • 4K resolution, sharp on large screens.
  • 60 frames per second for smooth motion.
  • One continuous, stabilized take through the home.
  • Color graded and exposure balanced room to room.
  • Reframed for both horizontal and vertical cuts.
Section 03Video vs a 360 virtual tour

A video tells the story. A 360 lets them explore.

Two different jobs.
Many listings run both.

A video walkthrough and a 360 virtual tour both move a buyer through a home, but they do different jobs. A video is a fixed, edited clip that follows a path we choose, set to a pace and a soundtrack. You control the story: where the eye goes, how long it lingers, what the buyer sees first. That control is what makes video work in a feed and in an autoplay slot, where you have a few seconds to pull a viewer in.

A 360 virtual tour is interactive. The viewer clicks from room to room and looks in any direction at their own pace, the way they would inspect a home in person. It answers the buyer who wants to study the layout, check sightlines, and understand exactly how the space is arranged. Video pulls a buyer in. A 360 virtual tour lets a serious buyer inspect. Plenty of listings run both: the video to win attention, the tour to satisfy the buyer it brings in. If you want a read on which one a specific property needs, we work that out with you alongside the rest of our real estate photography services.

Which to book
  • Video for feeds, autoplay, and broker reels.
  • 360 virtual tour for buyers studying the layout.
  • Run both to cover attention and inspection.
Section 04Cut for every platform

One shoot, cut for where you post.

Listing, social, reel.
From the same footage.
01 · Listing platforms

The MLS cut.

A horizontal walkthrough sized for the listing portals and the MLS video slot, paced for a buyer reviewing the home end to end. This is the primary deliverable on every video. What a video runs at each size of home is written out in our guide to real estate video pricing.

Included
02 · Social media

The vertical reel.

A vertical cut reframed from the 4K footage for Instagram Reels, TikTok, and YouTube Shorts, trimmed to the length that holds attention in a feed. Tell us where you post.

On request
03 · Broker reels

The agent brand.

A cut an agent can run on a personal channel to build a brand around the listings they carry. The same footage works as portfolio content long after the home sells.

Section 05Who it's for

Built for everyone who markets a property.

One unit or a portfolio.
Same standard.

A video walkthrough earns its keep on any listing that has to fight for a look, which is most of them. Agents use it to make a listing stand out in a feed and to build a personal brand. Brokerages standardize it across a team so every listing reads the same. Hosts and developers use it to sell a space to someone who has never walked through the front door.

  • Agents who want a listing to stand out in a crowded feed.
  • Brokerages standardizing video across a full team.
  • Airbnb and short-term rental hosts marketing a stay.
  • Developers presenting a unit or a new building.
  • Property managers refreshing a listing after a turnover.
  • Owners selling by owner who need listing-grade media.

The footage is edited to a clean pace, color graded to match the home in daylight, and set to a licensed track. The edit is part of the price, not an add-on.

Section 07Pricing

Quote within 2 business hours.

Most photographers hide their pricing behind a contact form. Ours is on this page. A video walkthrough is $150 for a property up to 1,500 square feet, and the price moves up from there with the interior square footage. Every video is shot in 4K at 60fps, edited, color graded, and delivered in 24 to 48 hours. Call or text (701) 566-9171 if the property runs over 5,500 sq ft, or if you have several listings to get on the calendar at once.

The edit, the color grade, and a licensed track are in the price of the video. Vertical social cuts are yours for the asking. Putting the video and the photography on one visit keeps the cost down, because we only make the trip once. A rush add-on starts at $75. No minimums and no per-listing contracts.

Section 08Book it with photography

Add the video to the same shoot.

One visit.
One cost for the trip.

The efficient way to book video is on the same visit as the photography. One appointment covers the full photo set and the walkthrough, so there is one date to hold, one trip to the property, and one trip to pay for instead of two. The photos still deliver in 24 hours, and the video follows inside the 24 to 48 hour window.

  • Photography and video captured in one visit.
  • Photos deliver in 24 hours, video in 24 to 48.
  • One consistent look across stills and motion.
  • Add a 360 virtual tour to the same shoot if you want all three.
  • Add drone aerial for exterior and context, most affordable on the same shoot. Available in New York markets.
Photo plus video

Stills and motion from a single appointment.

A listing that launches with both a strong photo set and a walkthrough covers the buyer who skims a feed and the buyer who studies a portal. Booking them together is the simplest way to have both in hand the day the listing goes live.

Section 09Common questions

Real estate videography, answered.

More questions?
Call or text us.
How much does a real estate video walkthrough cost?

A video walkthrough starts at $150 for a property up to 1,500 square feet and scales with interior square footage: $150, $200, $250, $300, and $350 across the tiers. Booking the video on the same visit as a photo shoot keeps the cost down because there is only one trip to the property. Our full rate table is published above.

What is the difference between a video walkthrough and a 360 virtual tour?

A video walkthrough is a fixed, edited clip that moves through the home along a path we choose, set to a pace and a soundtrack. A 360 virtual tour is interactive: the viewer clicks room to room and looks in any direction at their own speed. Video is built for feeds and listing autoplay where you control the story. A 360 virtual tour is built for the buyer who wants to inspect the layout. Many listings use both. See our 360 virtual tours page for detail.

What resolution and frame rate do you shoot in?

We shoot in 4K at 60 frames per second. 4K keeps the footage sharp on large screens and leaves room to reframe or crop for vertical platforms without losing quality. 60fps captures motion cleanly, so the slow glide through a room stays smooth rather than juddering.

How fast do you deliver the finished video?

A finished video walkthrough is delivered in 24 to 48 hours from the shoot. The longer window covers color grading, the edit, and any platform cuts you request. When the video is booked alongside photography, the photos still deliver in 24 hours and the video follows inside the same window.

Can you cut the video for Instagram and other social platforms?

Yes. We deliver the primary horizontal cut for listing platforms and the MLS, and we can supply a vertical cut sized for Instagram Reels, TikTok, and YouTube Shorts. Because we shoot in 4K, the vertical cut is reframed from the same footage without a quality loss. Tell us which platforms you post on and we cut for them.

Do you shoot video and photos in the same visit?

Yes, and that's the most efficient way to book it. One visit covers the photography and the video walkthrough, so there is a single appointment to coordinate and one cost for the trip. The photos deliver in 24 hours and the video follows inside the 24 to 48 hour window.

Which markets do you cover for real estate video?

New York City across all five boroughs, and Baltimore including the surrounding counties. Colin operates out of Brooklyn, and Willis runs the Maryland side from Baltimore with a local photographer on the shoot, so an agent in either market works with a local operator not a subcontractor network.

Can you add drone footage to a video walkthrough?

Yes. Aerial drone footage of the exterior, the lot, and the surrounding area adds production value and context to a walkthrough, and it's most affordable added to the same shoot with no second trip on the calendar. Drone coverage is available in our New York markets, with airspace and permitting handled where required.

Section 10Coverage

New York City and Baltimore.

Local operators.
Not a subcontractor network.

In New York you're dealing with Colin, who works out of Brooklyn and covers all five boroughs. In Baltimore you're dealing with Willis, who runs the Maryland side across the city and the surrounding counties. Either way the shoot is run by the operator who shows up, not a rotating roster of subcontractors, and that is why the look holds steady from one listing video to the next.
