OpenDoors360 real estate photography of the rear of a large contemporary house on a hillside lawn: three levels of tall black-framed windows, white and cedar-toned siding, a long balcony with a glass and cable railing, a stone stepping path climbing the mowed grass, and trees under a cloudy summer sky.
Section 01The county

Which parts of Westchester do you cover?

River towns to horse country.
One rate sheet.

We cover all of Westchester County, and it's four different kinds of listing depending on which side of the county the house is on. Colin shoots it out of Brooklyn, the same way he covers Long Island and the five boroughs, and the shot list changes more between Yonkers and Bedford than it does between Yonkers and the Bronx.

River towns

Yonkers to Peekskill

Hastings-on-Hudson, Dobbs Ferry, Irvington, Tarrytown, Sleepy Hollow and Ossining. Older houses on steep streets, a lot of them with a view of the Hudson that sells the place, so the view through the windows comes from the darkest exposure in the bracket and the river stays blue.

The Sound shore

New Rochelle to Rye

Larchmont, Mamaroneck, Rye and Port Chester. Colonials and shingle houses near the water, where the yard, the porch and the light off Long Island Sound are a big share of what a buyer is looking at.

The middle

White Plains and Scarsdale

Co-op and condo buildings in downtown White Plains, NY, and Tudors and center-hall colonials in Scarsdale, Bronxville and Eastchester. Two very different shoots a few minutes apart, priced off the same square footage.

The north

Chappaqua to Bedford

Chappaqua, Armonk, Katonah, Pound Ridge and Somers. Bigger houses on acreage, long driveways and stone walls. On a high end listing up here, drone photography and twilight earn their place on the booking.

One published rate sheet for the county, read off the interior square footage.

Section 02The shot list

What does a Westchester listing need photographed?

Interior and exterior.
Built for the house.

A Westchester listing needs the interior and exterior shot with equal care, because a buyer here is often paying for the yard, the street and the trees as much as the rooms. A city apartment gets one frame from the sidewalk. A house in Scarsdale gets the front, the back, the patio and the view from the kitchen to the garden.

Professional real estate photography starts with HDR, five exposures blended into each frame, so the window over the sink shows the garden and the kitchen around it holds its color. From there the add-ons follow the house. A colonial with a lit front porch is the case for twilight. Put the house on two acres in Bedford and it's the case for a drone, and our page on real estate drone photography in New York has those rates. A vacant co-op in White Plains is the case for virtual staging at $50 per image, and a four-bedroom house where buyers want to know where the bedrooms sit is the case for a floor plan at $125.

Buyers moving up from the city can't always come up on a Tuesday to see a house. A 360 virtual tour lets them walk it from an apartment in Manhattan before they book the showing. The 360 virtual tours page covers how those are built and hosted.

The closer-in towns look more like the Bronx than like Bedford. Yonkers and Mount Vernon have plenty of two-family houses on narrow lots, with a front stoop, a driveway along the side and a fence at the sidewalk, and those get shot the way we'd shoot a house in Queens Village.

We shot this house in Queens Village, and it's the same kind of listing: the exterior is one honest frame from the street, the rooms are where the selling happens, and HDR is what keeps a small front room bright without blowing out the window.

The prep that matters most is the same in Rye as in Park Slope: every light on, ceiling fans off, cars out of the driveway and counters cleared.

On a Westchester house, add the outside. Mow the day before, put the hoses and the bins out of sight, and open the pool cover if the pool is part of the sale. A house gets professionally photographed exactly as it stands that day, so if you're selling your home, the yard needs the same attention as the living room.

The full room-by-room list is in our real estate photography checklist, and the neighborhoods we cover inside the city are on the New York real estate photography page. For the other suburban county we cover, the Long Island real estate photography page has Nassau and Suffolk.

Do you cover all of Westchester County?

Westchester County is one of OpenDoors360's New York service areas, along with the five boroughs and Long Island. That takes in the river towns from Yonkers up through Tarrytown, Ossining and Peekskill, the Sound shore from New Rochelle to Rye, the middle of the county around White Plains and Scarsdale, and the northern towns like Chappaqua, Bedford and Katonah. Put the town in the first message and the quote comes back within two business hours.

How much does real estate photography cost in Westchester?

Real estate photography in Westchester is priced on the same published sheet as Brooklyn: $200 for HDR photos of a home up to 1,500 interior square feet, $275 up to 2,500, $375 up to 3,500, $475 up to 4,500 and $575 up to 5,500, with a custom quote above that. Drone, video, 360 tours, twilight, floor plans and virtual staging are added from the same published sheet.

Who shoots Westchester listings?

Colin is the real estate photographer on Westchester listings. He shoots them out of Brooklyn, the same way he covers the five boroughs and Long Island, and every frame on a Westchester listing gets the same five-exposure HDR blend as a shoot in Park Slope.

How fast do Westchester real estate photos come back?

Westchester real estate photos come back in 24 to 48 hours, and most deliveries land the next day. Photos, video and any floor plan arrive on one delivery link, and a 360 tour comes on its own hosted URL with six months of hosting.

Can you fly a drone over a house in Westchester?

A drone can go up over many Westchester properties, and the New York drone rate runs $250 to $550 by interior square footage for five HDR aerial photos and two ready video clips. Colin handles the airspace check and the permitting, and restricted airspace is off limits, so some addresses can't be flown.

Do you shoot co-ops and condos in White Plains and Yonkers?

Co-ops and condos in White Plains, Yonkers and New Rochelle are shot the same way as any apartment in the city, priced by interior square footage from $200. If the building asks for a certificate of insurance, we issue one for that shoot, named to the building and the managing agent, and send it to management before shoot day.

How long is the photographer at the house?

The photographer is usually at a Westchester house for one to three hours, depending on the size of the property and the services booked. A two-bedroom co-op with photos only sits at the short end, and a large colonial with drone, video and a 360 tour sits at the long end.

Is twilight photography worth it for a Westchester listing?

Twilight is worth it for a Westchester house with landscape lighting, a pool or porch lanterns that read well against a dusk sky. It's virtual twilight: five HDR exteriors from the daytime shoot, edited to dusk, for $200 flat, so there's no second visit at sundown.

Can you add floor plans and virtual staging?

Floor plans and virtual staging go on the same Westchester booking. A 2D floor plan is $125 per plan, measured on site during the shoot, and virtual staging is $50 per image for a vacant room. Furnished or 3D floor plans are available on request and quoted per job.

Do you photograph short-term rentals in Westchester?

Short-term rentals in Westchester are shot on the Airbnb rate card, which is priced apart from listing photos because the photos rent the place out for years. It starts at $400 for up to 1,500 square feet and includes one twilight image of the exterior and unlimited use of the photos.
