Long Island real estate
photography
/Nassau County.
Long Island real estate photography from OpenDoors360 is the same set the five boroughs get, shot out of Brooklyn by the same person. HDR on every frame, aerial, a 360 tour and walkthrough video on one booking, delivery in 24 to 48 hours, and every rate published, so you know what a 2,600 square foot colonial in Garden City costs before you send the address.
Nassau and Suffolk, shot from the Brooklyn side of the Queens line.
One photographer, no island office.
Colin covers all five boroughs plus Long Island and Westchester, and Long Island on this page means both counties, Nassau and Suffolk. We don't have an office out there. He shoots the island out of Brooklyn the same way he shoots Bayside or Staten Island, and the rate on the sheet is the rate anywhere inside that coverage area.
The New York real estate photography page covers the boroughs as a whole, and the Queens real estate photography page covers the borough that sits between Brooklyn and Nassau, so Forest Hills, Bayside and Douglaston are already on the route. Great Neck and Manhasset are the next exits. Suffolk works the same way. Give us the address and the interior square footage and the price is settled before anyone gets in the car.
The frame beside this is a commercial job, Life Storage in Glen Head, shot from the air in the last of the afternoon light with the trees behind the roof already turned. It sits with the rest of that work on the commercial real estate photography page, and it's on this page because it's one of two things here that were shot on Long Island.
The house interiors further down are from Queens and the rest of the city, because that's where the residential work has been so far. Each one is captioned with where it was shot, so a Forest Hills living room reads as Forest Hills and nobody has to guess.
Same rate sheet on both sides of the county line. The house decides the tier.
One sheet, by square footage.
The sheet is set by interior square footage, and a detached house on Long Island carries more of it than a borough apartment does, so the tier moves before anything else changes. The table below is what runs through our heads when an address comes in. What the house probably is, where it lands on the tiers, and which add-ons we'd actually put on the quote.
| Nassau County | Suffolk County | The boroughs next door | |
|---|---|---|---|
| What the listing usually is | Capes and split-levels in Levittown and Massapequa, center-hall colonials in Garden City and Manhasset, houses on the Sound along the North Shore and on a canal along the South Shore. Driveways, garages, yards, and often a pool. | Ranches in Smithtown, colonials in Huntington and Dix Hills, canal-fronts in Babylon and Lindenhurst. Lots get bigger heading east, and the house with them, so the exterior is a bigger part of the shot list. | One-bedrooms in Astoria, floor-throughs in Park Slope, two-families in Jamaica, co-ops in Forest Hills. Mostly interior, one exterior from across the street, the yard when there is one. |
| Where it lands on the sheet | A 1,400 square foot cape is $200 and a 2,200 square foot split-level is $275. The 3,000 square foot colonial is $375, and a 4,000 square foot house on the water is $475. | The 1,800 square foot ranch is $275 and the 2,800 square foot colonial is $375. At 5,000 square feet it's $575, and past 5,500 it's a custom quote by phone. | Most apartments sit in the first tier at $200. The 2,400 square foot two-family is $275, and a 3,200 square foot townhouse is $375. |
| Add-ons that earn their keep | Aerial from $250, for the lot, the driveway and the pool in one frame. Twilight at $200 flat when the house has landscape lighting. A 360 tour once the layout passes 2,500 square feet, which is $500 at that tier. | Aerial, $250 to $550 by tier, for a waterfront lot or anything on an acre. Twilight for a west-facing deck on the water. A 360 tour on the bigger colonials, $500 in the 2,500 to 3,500 tier and $600 in the next one, so a buyer can walk the house before they ask for a showing. | A 360 tour for a multi-family, so an investor can walk every unit remotely. Virtual staging at $50 an image for a vacant unit. Twilight for a tower unit with a skyline behind it. |
Detached houses, yards, two shorelines, and what that does to the shot list.
The yard doesn't move it.
A borough listing is mostly interior. A Long Island listing is a whole property, and the shot list grows with it: the front elevation from across the street, the driveway and the garage, the yard from the deck and the deck from the yard, the pool if there's one, and for a house on the Sound or on a canal off the South Shore, the water held in the frame from the living room.
Square footage grows with it too. A one-bedroom in Astoria or a floor-through in Park Slope sits in the first tier at $200, and a lot of the two-families in Queens sit in the second at $275. Out past the county line a center-hall colonial in Garden City runs 2,500 to 3,500 square feet, which is $375, a newer house in Dix Hills or Old Westbury can pass 4,500 and land at $575, and anything over 5,500 we quote by hand. Only the interior counts, so the yard and the garage don't push a house up a tier, and since there's no photo minimum a bigger house just means more frames at the same price.
HDR is where those houses get their money back. A family room with a two-story window wall goes white in one exposure while the room goes dark trying to save it, and a finished basement in a Levittown cape has two small windows and six recessed lights, all different colors. Five brackets on every frame hold the sky through the window and the grain of the floor in the same photograph, and there's no non-HDR tier to fall down to, so the $200 shoot and the $575 shoot are processed the same way.
- Front elevation, driveway, garage and yard on every detached house, plus the water from inside when there is water.
- Every room in five-stage HDR, with no photo minimum and no per-photo charge.
- Aerial for the lot, twilight for the exterior lighting, a 360 tour for the bigger layouts, all on the same booking.
- MLS-sized and web-sized exports on one link, 24 to 48 hours after the shoot.
The full set the boroughs get, on a Long Island booking.
Twilight · virtual staging
Everything we sell in Brooklyn can go on a Long Island booking, all of it in one visit. Two of them do more work out there than they ever do in the city, aerial and twilight, because a borough apartment has no lot to show and no exterior worth waiting for the light on.
An aerial pass buys two finished video clips and five HDR photos from the air, $250 in the first two tiers and $550 at the top, and it's the only way a half-acre lot, a long driveway, a pool and a dock fit in one frame. Twilight is $200 flat for five images shot at dusk, and it's the add-on for a house with landscape lighting or a west-facing deck over the water, where the good light shows up once and doesn't wait. A 360 virtual tour opens at $300 and lands at $500 on a 3,000 square foot colonial, six months of hosting included, so a buyer can walk from the foyer to the back door on their phone before they ever ask you for a showing, and the 360 virtual tours page has the tiers. Walkthrough video is one continuous take through the house, cut once for the listing and once for social, and the real estate videography page covers it from $150.
We shoot short-term rentals out there too. More than 100 of the properties we've shot since 2020 were Airbnb units, and the Airbnb photography page covers that work. A Long Island STR frame has a different job from a listing frame, it has to make somebody book a week in August, so the set leans on the bedrooms, the yard and the pool. Colin shoots both kinds, and they're priced the same way.
One person shoots it, one link delivers it, and the price was on the sheet before you called.
Published rates for Long Island, priced by interior square footage.
Quote within two business hours.
Real estate photography pricing on Long Island is the same sheet we use in Brooklyn and Manhattan, set by interior square footage and nothing else. A 1,400 square foot cape in Levittown comes in at $200. Add a floor and a wing and you're at a 2,200 square foot split-level in Massapequa for $275, or the 3,200 square foot colonial in Huntington at $375. A 5,000 square foot house on the North Shore is $575, and once a house passes 5,500 we stop guessing and quote it by hand.
Aerial is available here because Long Island is New York, and it runs $250 to $550 by tier. Bundling costs less than buying the pieces one at a time. HDR with a walkthrough video starts at $300, and HDR, video and a 360 tour together start at $575. Every tier and every add-on is laid out on the real estate photography pricing page.

How a Long Island shoot books from Brooklyn.
Delivered in 24 to 48 hours.
Send the address, the interior square footage, the services you want and the day the listing goes live, and you get a written quote within two business hours. Square footage decides the tier and the listing date decides the shoot day. The published rate holds anywhere inside the coverage area, Nassau and Suffolk included, so crossing the county line doesn't change the number.
Colin comes out from Brooklyn, so if you have two listings in the same town it's worth saying so in the first message. On the day he shoots the whole property, which on a detached house means the interior, the front and rear elevations, the yard and the driveway, and the aerial pass and the twilight set if you booked them. Prep is the usual. Blinds open, lights on, cars off the driveway, pool cover off, counters clear.
Photos come back in 24 to 48 hours on one link, MLS-sized and web-sized, with the 360 tour on its own hosted URL if you booked one. Rush is $75 to $200 as an add-on when the calendar allows it, so ask on the first message and we'll tell you whether it fits that week. If you'd rather skip the form, contact a real estate photographer by text and the same written quote comes back.
The second Glen Head frame is the office entrance of the same Life Storage building at sunset, the sun going down behind the utility pole across the street and the glass picking up the last of it. Commercial work on Long Island, a self-storage facility, a retail strip, a medical office, books from the same first message as a house, and it lives on the commercial real estate photography page with the rest of that work.
A house takes a shorter message than that. An address in Massapequa, the interior square footage off the listing sheet, and the day the photos need to be live is enough to put a number on it. Say up front if you want the aerial or the 360 tour, because those go on the same visit, and it's easier to plan the day around them than to add them once Colin is already on the block.

How much does real estate photography cost on Long Island?
HDR photography on Long Island starts at $200 for a house up to 1,500 interior square feet and runs $275, $375, $475 and $575 across the next four tiers, up to 5,500 square feet, with anything larger quoted by hand. Aerial adds $250 to $550 by tier, a 360 virtual tour adds $300 and up, a walkthrough video adds $150 and up, twilight is $200 flat for five images and virtual staging is $50 per image. It's the same sheet we use in Brooklyn and Manhattan.
Do you cover both Nassau County and Suffolk County?
Yes, Nassau County and Suffolk County are both inside the coverage area, along with all five boroughs and Westchester. Colin shoots Long Island out of Brooklyn, we don't have an office on the island, and the rate on the sheet is the rate anywhere inside that coverage area, both counties included. Put the town in the first message and the written quote comes back within two business hours.
Do you do drone photography on Long Island?
Drone and aerial photography covers Long Island the same way it covers the boroughs. A session is two ready video clips and five HDR aerial photos, priced $250, $250, $350, $450 and $550 by square footage tier, and it's the first add-on we'd put on a house with a real lot, a long driveway, a pool or water behind it, because those are the things a ground-level frame can't hold together.
How long does delivery take for a Long Island listing?
Delivery is 24 to 48 hours from the shoot, on one link with MLS-sized and web-sized exports, and a 360 tour comes on its own hosted URL with six months of hosting included. Being outside the boroughs doesn't change the delivery window. Rush is a $75 to $200 add-on when the calendar allows, and we'll say on the first reply whether it fits that week.
Are the photos on this page from Long Island?
Two of the frames are, and both are a commercial job, Life Storage in Glen Head, Nassau County, shot from the air and from the sidewalk at sunset. The house interiors are from Queens and the rest of New York City, which is where the residential work has been so far, and each one is captioned with where it was shot. A Long Island house gets the same interior set those apartments got, plus the exterior, the yard and the aerial pass.
Do you shoot 360 virtual tours on Long Island?
Yes, a 360 virtual tour on Long Island starts at $300 for a house up to 1,500 square feet and scales with the tiers to $700, six months of hosting included. It's the add-on that does the most on a bigger layout, $500 on a 3,000 square foot colonial, because a buyer can walk it from the foyer to the primary suite on their phone before they ask you for a showing. We're a Google Trusted Photographer with more than 1,000,000 views on the tours we've published to Google Maps and Street View, and the listing tours come out of the same work.
Do you photograph Airbnb and short-term rentals on Long Island?
We do, and more than 100 of the properties we've shot since 2020 have been Airbnb units. A short-term rental frame has a different job from a listing frame, it has to make somebody book the week, so the shot list leans on the bedrooms, the outdoor space and whatever the listing leads with, a pool, a deck, the walk to the beach. The Airbnb photography page covers that side, and the rates are the same sheet.
What if the house is over 5,500 square feet?
Anything over 5,500 interior square feet is a custom quote, and it's the one tier where we ask for a little more in the first message, the square footage, whether there's a second building on the lot, and whether you want aerial and a 360 tour, because those change the time on site. Call or text (701) 566-9171 with the address and you'll have a written number within two business hours.
Do you photograph commercial property on Long Island?
Yes. The two Long Island frames on this page are a commercial job, the Life Storage building in Glen Head, shot from the air and from the sidewalk at sunset. Self-storage, a retail strip and a medical office book from the same first message a house does, the shot list is the part that changes, and the commercial real estate photography page covers that work.
The address and the square footage.
A written quote in two business hours.
Nassau or Suffolk, the town, the interior square footage, the services you want and the day the listing goes live. The tier comes off the sheet and the shoot goes on the calendar from there.
