Section 01Three listings

What kinds of Annapolis listings do you photograph?

Historic, waterfront,
and out in the county.

Listings in Annapolis, MD mostly fall into three shoots: the old brick houses downtown, the homes on the water, and the subdivisions out toward Crofton and Severna Park. All three are priced off the same rate sheet, each with its own shot list.

Historic district

WhereDowntown, Murray Hill, the streets off Main and Duke of Gloucester

What sells itOld brick, original trim, narrow rooms that run front to back

What we addHDR that keeps the deep rooms bright, a 360 tour so the layout reads, a floor plan

Waterfront

WhereEastport, Annapolis Neck, the creeks off the Severn and the South River

What sells itThe view from the main living space, the yard to the water, the pier

What we addWindow views held in HDR, virtual twilight, drone quoted on request

County subdivision

WhereSeverna Park, Arnold, Crofton, Edgewater, Pasadena

What sells itOpen kitchens, finished basements, the backyard and the deck

What we addFull interior and exterior set, walkthrough video, virtual staging for empty rooms

Downtown Annapolis has plenty of narrow brick houses where the front room gets the daylight and the back of the house doesn't. Five exposures per frame means the window at the front holds the street outside and the room at the back still reads, the same way it does in a Baltimore rowhouse.

A rowhouse on Aisquith Street in Baltimore, MD and a brick house on Prince George Street ask for the same shoot: exposed brick, a long room, light from one end. An old house is where a floor plan earns its place, because a buyer can't guess a layout that grew over a century. A 2D plan is $125, and the real estate floor plans page shows what one looks like.

OpenDoors360 HDR real estate photography of a Baltimore, Maryland rowhouse living room on Aisquith Street: a wood-tread staircase against an exposed red brick wall, a white coffered ceiling with recessed lights, two light gray sofas, a glass coffee table on a patterned rug, a white mantel with an electric fireplace, and the dining room at the back of the house.

How do you photograph a waterfront home in Annapolis?

Back of the house first.
The view is the listing.

A waterfront home in Annapolis gets photographed from the back first, because the view out the back windows is a large part of what the buyer is paying for. The set holds the water from the kitchen and the living room, then walks the yard down to the pier.

Inside, the windows are the hard part. A room facing the Severn on a bright afternoon is far darker than the water outside it, and a single exposure loses one or the other. HDR keeps both, the river through the glass and the sofa in front of it. Outside, our photographer shoots from the deck, the lawn and the end of the pier if there is one, so a buyer sees how far the house sits from the water and what the dock is like.

Virtual twilight suits a lot of Annapolis houses: lit porches, landscape lighting and a sky over the water make the dusk frame. It's five HDR exteriors from the daytime shoot, edited to dusk, for $200 flat, with no second visit at sundown. Our post on twilight real estate photography covers which houses it fits.

Drone on a Maryland listing is quoted on request, so ask us when you book. The other counties we shoot, Baltimore City, Baltimore, Howard and Harford, are on our real estate photography in Maryland page.

OpenDoors360 HDR real estate photography of a gray-toned bedroom in a Rosedale, Baltimore County house: a bed made up in gray with a floral accent pillow and folded guest towels, two lit nightstand lamps, leaf prints on the wall and gray curtains drawn back from a sliding glass door.
Rosedale, Baltimore County · a short-term rental bedroom

If the Annapolis house is a rental, it gets photographed differently from a listing.

A listing sells the house once. A rental has to make somebody book it again and again, so the set leans on the bedrooms, the beds made up, the deck and anything near the water. We shot that Rosedale house in Baltimore County for a short-term rental host. The rate covers unlimited use of the photos and includes one virtual twilight image of the exterior.

Virtual twilight works well on a house facing the water.
